Level 2 Home Survey

A Level 2 survey provides a clear overview of the property’s condition and highlights significant defects that may affect your decision to proceed.  There is a 1, 2, and 3 traffic-light rating, along with some photos.

It is generally suitable for conventional properties that appear to be in reasonable condition.

The inspection is visual and non-invasive and focuses on identifying significant issues rather than detailed diagnosis and advice.

This may include:

• Inspection of representative elements (for example, one or two accessible windows)

• General viewing of the roof spaces from the access hatch

• Identification of obvious dampness or movement

• Highlighting areas requiring further specialist investigation

Advice on repairs is usually general in nature.

Minor defects that would not normally influence your decision to purchase may not be reported.

We aim to return the report to you 2 days following the inspection.

Our fees are worked out using various factors, not just the house price.
